- When should I start my mortgage renewal? Ideally 120–180 days before renewal. That gives time to compare options, lock something in, and avoid last-minute pressure. Even if you’re not changing lenders, early planning usually means more choice and less stress.
- What’s the difference between fixed and variable? Fixed rate: your rate/payment stays the same for the term (predictable budgeting). Variable rate: your rate can move with the lender’s prime rate (can be lower at times, but payment/interest can change depending on the product). A broker helps match this to your risk comfort and timeline (especially if you might sell/refinance during the term).
- How much down payment do I need in Canada? Minimum down payment rules depend on purchase price: 5% on the first $500,000 / 10% on the portion from $500,000 to $1.5M / 20% if the home is $1.5M+ (and mortgage default insurance isn’t available)
- What is mortgage default insurance (CMHC)? If you put less than 20% down, you typically need mortgage default insurance (often called “CMHC insurance”). It helps you buy with a smaller down payment, and the premium is usually added to the mortgage amount. CMHC explains the basic requirements and down payment thresholds here. There are also other insurance providers besides CMHC
- What is the mortgage stress test? When qualifying (especially for uninsured mortgages), you must qualify at the higher of: your contract rate + 2%, or / OSFI’s minimum qualifying rate (MQR) (OSFI currently shows 5.25%). This can impact how much you’re approved for, even if you can afford the payment at today’s rate.
- Can I refinance at renewal (or before) to consolidate debt? Often, yes — if you qualify and the numbers make sense. Refinancing can be used to: consolidate higher-interest debt, fund renovations, improve cash flow, or restructure for a better long-term plan. We’ll compare the savings vs. any costs (appraisal, legal, and — if breaking early — penalties).
- What happens if I break my mortgage early? Breaking a mortgage early can trigger a prepayment penalty. It can be significant, especially on fixed-rate closed mortgages. Government guidance explains how prepayment penalties work and why it’s important to understand the calculation.
- What closing costs should I expect in BC? Common costs can include: legal/notary fees, moving expenses, appraisal (if required), title insurance, home inspection (optional but common), and BC Property Transfer Tax (PTT) (unless you qualify for an exemption).
